Signature Premier Properties Q3 Report Shows Median Home Prices Increased 4.9% in Nassau and 5.8% in Suffolk, With Market Activity Varying Across Communities
EAST NORTHPORT, NY, UNITED STATES, October 29, 2026 /EINPresswire.com/ — Long Island’s housing market is creating new opportunities for buyers and sellers as home prices continue to rise and market activity varies across Nassau and Suffolk counties. According to a third quarter 2026 analysis from Signature Premier Properties, Long Island’s largest independent residential real estate brokerage, strong buyer demand and continued price appreciation are supporting property values, while differences among communities are making local market knowledge and accurate pricing increasingly important.
The report shows that Nassau County’s median home sale price increased 4.9% to $860,000, while Suffolk County experienced a 5.8% increase to $725,000. Although Long Island remains one of the nation’s strongest seller’s markets, buyers are taking a more thoughtful approach to purchasing decisions, creating opportunities for those who understand local conditions and recognize the value of appropriately priced properties.
“Long Island continues to be one of the strongest housing markets in the country, supported by steady demand and the long-term appeal of our communities,” said Kathy Viard, Co-Owner of Signature Premier Properties. “What makes today’s market particularly interesting is that conditions vary from one area to another. These differences create opportunities for buyers and sellers who understand their local markets and make informed decisions.”
In Nassau County, the median sale price increased from $820,000 in 2025 to $860,000 in 2026, a gain of 4.9%. Closed sales totaled 8,260 transactions, compared with 8,296 during the same period last year. New listings increased by 0.4%, while available inventory remained relatively consistent with September 2025. Homes spent an average of 46 days on the market, compared with 48 days a year earlier, reflecting continued buyer interest.
Suffolk County experienced similar price appreciation, with the median sale price increasing from $685,000 in 2025 to $725,000 in 2026, representing a 5.8% year-over-year gain. Closed sales totaled 11,053 transactions, compared with 11,093 a year earlier. New listings decreased by 1.2%, while available inventory declined by 3.6%. Properties spent an average of 48 days on the market, consistent with the same period last year.
These figures illustrate the diversity of Long Island’s residential real estate market. Some communities continue to experience strong competition for available homes, while others offer buyers additional time to evaluate properties and make purchasing decisions. For sellers, understanding local trends, buyer expectations and appropriate pricing strategies is increasingly important to achieving successful results.
According to a September 2026 report from Redfin cited in Signature Premier Properties’ analysis, Long Island ranked as the nation’s leading seller’s market, with 36.2% fewer sellers than buyers. The findings reinforce the region’s strong demand for residential properties, even as individual communities experience different levels of market activity.
“Today’s market offers opportunities on both sides of a real estate transaction,” said Peter Morris, Co-Owner of Signature Premier Properties. “Buyers who understand local conditions are better positioned to identify properties that meet their needs, while sellers who price and present their homes effectively continue to attract strong interest. Our agents’ knowledge of individual communities gives clients a valuable advantage in navigating these market differences.”
Signature Premier Properties ranks among the top 5 percent of residential real estate brokerages in the United States, according to national rankings by RISMedia and RealTrends. With 23 offices throughout Long Island, the company provides buyers and sellers with extensive local market knowledge and comprehensive real estate services.
As Long Island enters the final quarter of 2026, continued demand, rising property values and differences in local activity are creating opportunities for buyers and sellers. Understanding these trends and working with experienced real estate professionals will remain important to making informed decisions and achieving successful outcomes.
